How To Qualify (Selection Criteria)

Future residents must be able to provide:

  • A government-issued photo ID
  • Combined household income must be a minimum of 3 times the monthly rental amount.
  • Pass credit check
  • Must be 18 years of age (or have a co-signer)
  • Pass criminal background check
  • Pass landlord reference/debt check

    • With our Second Nature filter program, Peak delivers HVAC filters directly to your doorstep each month to help keep your HVAC system operating at PEAK performance.
    • Rently Blue – all Peak homes come with a keyless Rently Blue device to allow simple access to your home. Lock/unlock using the Rently app, give temporary codes to guests or maintenance, and more!

Application Fee: $65.00 per applicant and is non-refundable.

All applicants must provide a government issued photo ID, paystubs, or alternative income documents with the application

Each applicant over the age of 18 must complete a separate application, pay a separate application fee and must meet the minimum rental requirements to obtain approval to rent from Peak Property

A non-refundable $250 pet fee per pet will apply. A monthly pet rent of $35.00 per pet is added to your reoccurring monthly charges. Registration with a third-party pet screening vendor is required whether you have an animal or not and is mandatory for all animals in the home.

The following will be pulled and reviewed for all applicants over the age of 18.

  • Credit Reports
  • Income Verification
  • Landlord Reference Check
  • Criminal Background Check
  • If you owe more than $500, your application will be denied.
  • An exception can be made if all other criteria are met, and the applicant(s) can do the following:
    • I. Provide a letter on letterhead from a landlord showing payment has been paid and a receipt of the first payment made to the previous landlord.
    • II. A manager will review the application and all documents for approval or denial.

Your application is good for 30 days after which you would have to reapply. If you are interested in another property, please reach out and we can move your application to another home.

We process applications within 24 hours of receiving them. If we have received all required documents with your application, then you should receive a decision within 24 hours. If we are missing information, then the decision time will vary depending on how quickly we receive what we need to proceed. We will continue to process other applications to stay in line with fair housing.

If an application is denied with most of the criteria met at satisfactory or above a manager or higher will review the application to determine the status.

Peak Property Management will require a copy of your Renter’s Insurance Policy listing the management company as additionally insured and showing a personal liability minimum coverage of $100,000

Yes, you will be invited to your private resident portal where you will use this for communicating with office, placing service (work) orders, and paying your rent with your bank account.

  • No more than two occupants per bedroom will be allowed.
    • Two bedroom/One or Two bath – No more than 4 occupants
    • Three-bedroom/Two bath – No more than 6 occupants
    • Four-bedroom/Three Bath – No more than 8 occupants

The name listed on your application should match the name provided on your government-issued photo ID. You must also sign the application with your legal name.

Yes! Each applicant needs to provide a separate email address and phone number. This ensures that all documents, including your lease, go to everyone! It is also necessary to create a unique user portal for each of our residents.
